What is a normal Cap rate? and how important is that when looking for a mortgage? Stu -----Reply Oct/20/2009 10:45pm -----Thanks Stu for your question, with respect to the Cap rate it is very important. It is a calculation that appraisers and banks use to find end value. Value = Cash flow(NOI) / Capitalization Rate... Different areas have different cap rates, as do different types of properties. It will be important for you to know the typical rate for the area which you are looking in. If the bank finds a much lower value you may have to increase your down payment, as the bank will look at financing a percentage based on the value they find rather than the purchase price. -----Admin posted: Oct/20/2009 11:45 Thanks that makes more sence.
